Built in 1860 by Richard Mutton for the Webb family, Mutton Falls was originally used as a farmhouse and dairy and has a wonderfully colourful history.

One of its original residents was Anne Webb (sister of Richard Mutton) who raised her 5 children there and managed a general store on the main route to Bathurst. Their rural store was unsuccessfully held up on more than one occasion including in 1867 when bushrangers Larry Cummins and John Foran got more than they bargained for from the resourceful Webb family.

More recently, the homestead has been lovingly restored with so much character and careful consideration and for several years has been operating as a successful country Bed & Breakfast and Wedding & Events Space.

Its current owners have added many modern luxuries to the home including beautiful furnishings, heating, watering and security systems and used it as much loved country retreat, whilst improving the business operations, including many new addtions, namely the fully equipped commercial kitchen and toilet amenites adjoining the approved function/wedding centre.

Set on 1 acre of sweet country gardens, Mutton Falls continues to envelope its visitors in beauty. The character-filled homestead features 6 bedrooms and 5 bathrooms (two with claw foot baths). There is a wonderfully cosy lounge and enormous fireplace where the old kitchen once stood. The kitchen is highlighted by a large wood burning stove and a wonderful timber island bench. French windows stream in the sunlight and look out over the herb garden and pebbled forecourt. The kitchen adjoins a large dining room ideal for family meals and dinner parties.

A unique and magical feature of the property is the old dairy now set up as a fully operational and approved wedding & function centre with newly added commercial kitchen and toilet amenties for function guests that are totally separate and independant to the B&B homestead.

There is also an old shed converted to a one car lock-up garage and workshop; a chook pen and a well that provides additional water for the beautiful country garden. The property is less than 50 metres from the Fish River and a magnificent row of Poplars announce its position and provide a picturesque outlook from the property.

Mutton Falls, located in Tarana, is just 2.5 hours from the Sydney CBD and is now seeking some new custodians to add their own history and colour.

Tarana township is only 5 minutes away, whilst larger towns of Bathurst (30mins), Oberon (15mins). The land enjoys an easterly slope towards the Fish River and bowing to the ridgeline of Evans Crown, a famous landmark within the district and frequented by many walkers to capture a brilliant view of the valley.

Water is captured and retained in two concrete tanks with an electric pump, the gardens are kept well nutured via the river water and additional water is stored in an original handmade brick underground tank.

An inspection here will secure your lifestlye change. A magical place to call home.
